$14.50 Per Square Foot for Lots at Talvern Housing Development

he Housing Development which comprises 71 lots at Talvern, Babonneau was open to the public after a launch ceremony on Tuesday, July 30th.

Housing Minister Richard Frederick, in his address, said that this housing development is part of the government’s plans to address the 14-thousand housing deficit which currently exists in Saint Lucia.

Present at the open air were financial institutions, prepared to approve loans to prospective residents desirous of being homeowners.

The lots are going hot and fast for $14.50 a square foot, despite being reportedly worth more. Consistent with a global trend in the valuation of real estate, land in Saint Lucia is becoming more expensive, with most lots being available from $20 per square foot of land.

The Housing Minister explains the reason for this pricetag. 

On Monday, [Cabinet was] discussing the price per square foot of the lands here. We had a rough valuation upon completion and they said this land can go for $17 a square foot,” Frederick disclosed.

After further discussion, the Minister says, the Cabinet approved a discounted price for the lots at Talvern.

The Prime Minister immediately opened his mouth. He said, “Mr. Minister, what are your thoughts?” I said I was thinking $16, Mr. Prime Minister. He said, no, go lower and whatever you lose, I will give it back to you because we have to empower our people.”

Babonneau MP, Dr Virginia Albert-Poyotte, addressed the prospective residents, noting the importance of their integration into the wider community.

I need to encourage NHC to work with the community to have a buy-in into the project, so they take ownership of the project, welcome the people who come to reside in Babonneau and let them integrate.”

The lots will be available for the commencement of construction by December this year.
